Information Is Power
Pavilion's Seller Checklist.
Understand Why You're Selling.
Vendors who set clear goals around the sale of their property are much more likely to achieve exactly what they want out of the sale of their home. So before running off to engage an agent, think about your reasons for selling, how long you’re prepared to keep your property on the market, and how much money you’ll need to fund your plans for the future. With clear goals set for the sale, the right real estate agent will be able to tailor a selling solution to achieve your specific timeline and goals.
Prepare Your Property.
It’s important to have your property looking its best not only for upcoming buyer inspections, but also for the professional photo shoot that will star in your marketing campaign. To get your home ready for outside eyes, declutter interior spaces and remove family items, maximise natural light, and consider calling in a property staging company to get your interiors looking magazine ready.

Choose An Agent.
Selling your home is one of the biggest decisions you’ll make, and it comes with a range of financial and emotional considerations. That’s why it’s important to choose a real estate agent who will listen to your individual needs and formulate a selling strategy to achieve your specific goals. When choosing an agent to represent you, consider their hard numbers such as average time on market, but don’t neglect the human side of the business. Selecting an honest agent with the appropriate industry knowledge and high-level communication skills will go a long way to maximising your sale.
Set A Sales Method.
Once we understand your individual goals, we’ll talk to you about setting the right sales method. Whether you choose to sell at auction, hold a private sale or call for expressions of interest, we’ll explain which sales method is generating the strongest results in your area in the current market; which is best suited to maximising the sale price of your property type; and which will attract the most buyers in your target demographic.
Market Your Property.
With your property looking spic and span, it’s time to get the word out to the world. At Pavilion Property, we use professional photographers, videographers and copywriters to create cutting-edge marketing materials – from glossy brochures and signage to online listings that stand out from the crowd – that showcase your home in its best light and directly appeal to your target market to attract the most possible buyers.
Whether you want to put buyers under pressure in a crowded open house or create some exclusivity around your property with private viewings, we’ll manage all your inspections to ease the process. And our onsite keysafe system allows easy access to the property when needed to reduce the impact on your time.
Looking After The Legals.
Selling a property can be a complicated affair, but we’re here to help you make sense of the jargon. We’ll organise a sale authority agreement for you to sign, and can refer you to leading solicitors and conveyancers who will prepare a Vendor’s Statement and Contract of Sale to seal the deal.
Negotiate The Sale.
We’ll present you with offers as they are made and mediate between you and your buyers throughout the negotiation and sale process to maximise your final sale price. Once the selected buyer pays a deposit, the property goes under contract and we’ll help facilitate the sale alongside your solicitors and bank for a speedy, stress-free process.
Settle The Sale.
The sale is complete when you receive the balance of the payment from your buyer in exchange for the legal rights to your property. Keys are exchanged on settlement day and the sale is officially concluded. All that’s left to do is pop a bottle of Champagne and celebrate the beginning of a new chapter in your life.
